Access Statement for Dunsley Mill Barn

Introduction.

Dunsley Mill Barn is a stone built barn conversion set in a beautiful valley surrounded by 30 acres of lovely rolling countryside with a small river running through. We have tried to provide as much information as possible but if you have any queries please do not hesitate to contact us. We look forward to welcoming you.

Arrival and Parking Facilities

The approach to the barn is down a long sloping private driveway and there is car parking alongside the barn on level ground. There are light sensors for arrival after dark.


Main Entrance and Reception

Access to the main entrance is through a standard 32” wide exterior door up a small step of approximately 3” into a lobby area off which there is the shower room. There is a 30” door to the sitting room which is down one step of 7”.

Public Areas – General (Internal)

From the lobby as mentioned there is a 7” step down to the open plan sitting room/dining and kitchen areas all of which are on one level. All interior doors are 30” wide. There is a large seating area with two settees and one armchair. Occasional tables and TV with Sky Plus, DVD, Video and Wi Fi. There is a rattan table and six chairs and 4 high stools to the breakfast bar.

Public Areas – W.C.

The downstairs w.c. is in the shower room off the entrance lobby.

Laundry

The lobby has a washing machine, tumble dryer and full length fridge freezer.

Outdoor Facilities

To the front of the property is a raised part enclosed wooden decking area with table and chairs for outside dining.
There is a gravel garden area to the side of the property with table and chairs. There are 2 BBQ’s.

Bedrooms

There is a small 4” step from the living area to the bottom of the staircase with stairs of 7” leading onto the landing off which are 2 double bedrooms, I twin bedded room and bathroom. All of the beds are of standard height with comfortable mattresses. Non feather pillows and duvets are provided.

Bathroom and Shower Room

There is a shower room on the ground floor with non slip ceramic floor and bathroom on the first floor with laminate floor.

Self Catering Kitchen

There is an open plan large kitchen area with wooden units, plenty of work surfaces with electric oven, fridge, dish washer, microwave, bread maker and very generous supply of kitchen equipment, glasses, crockery and cutlery. There is a laminate floor.

Grounds and Gardens

There is a small garden to the side of the property and a small grass area with river frontage and a large wooden decking area with river frontage.

Additional Information There are lovely walks directly from the property on to Two Moors Way and other recognised walks. All of the walks involve hills of various steepness and often the ground is very wet and boggy.

The dustbin and recycle area is at the rear of the property and is emptied regularly.

There is a telephone for local calls in the property. There is WiFi in the property. Mobile reception is not brilliant. The Barn is non smoking.

Well behaved dogs are welcome but are not allowed on furniture or upstairs and are used to other dogs, cats, birds and livestock. There is a weekly charge of £25 per animal.
The Barn has all of the required smoke alarms, extinguishers and fire blankets.
